Single Family Home Inspection
$400 Up to 1200 sq. ft.
A single family home inspection covers everything from the roof to the foundation. With a checklist of over 2,000 items, you get a home inspection that is thorough and reliable. Home buyers are provided with a complete picture of the home.

Multi Unit Inspection
$150 for Additional Unit
A multi-unit inspection covers all the same essential checklist items as a single family home. Whether it’s a rental property or an extended family living area, you can be sure you will be provided a complete picture of the home. *Pricing is an add on (in addition) to the General Inspection.
Sewer Inspection
$180
Sewer repairs can be costly for a home buyer. As most sewer lines are underground, problems caused by growing roots, seismic activity and increase usage, can go unnoticed. Sewer inspections cover breaks, shifting, root instructions and deteriorations. RND does not perform any repairs, which means you get an unbiased third-party report.
Pool Inspection
$150
A pool inspection provides you with accurate and useful information pertaining to pools and spas. A pool inspection covers circulation, heating and filtration systems as well as electrical components. We will help you understand water chemistry, point out any safety issues and provide common maintenance recommendations.
Mold Inspection and Indoor Air Quality Testing
Independent Mold and Moisture Evaluations in Los Angeles and Ventura Counties
Mold concerns often begin with a musty odor, visible staining, a past plumbing leak, roof leakage, water damage, or unexplained moisture. RND Home Inspections provides independent mold and moisture evaluations to help you better understand the conditions within the property and determine the appropriate next steps.
We do not perform or sell mold remediation. Our job is to provide an objective evaluation—not to sell you a cleanup service.
Our mold services combine professional visual inspection, moisture detection, thermal imaging where appropriate, indoor humidity measurements, photographic documentation, and independent laboratory testing when selected.

Mold & Moisture Inspection
Standalone: $295
Home Inspection Add-On: $199
A visual, non-invasive evaluation of accessible areas for visible mold-like growth, moisture intrusion, water damage, musty odors, and conditions that may support microbial growth.
The inspector evaluates both the observed condition and potential sources of moisture, such as plumbing leaks, roof or exterior leakage, elevated humidity, condensation, and HVAC-related moisture.
This service includes:
- Visual evaluation of accessible interior areas
- Evaluation for visible mold-like growth and water damage
- Moisture-meter readings on suspect materials
- Indoor temperature and relative-humidity measurements
- Thermal imaging where appropriate
- Evaluation of accessible potential moisture sources
- Photographic documentation
- Written findings and recommended next steps

Laboratory air and surface samples are not included with this service. Because no samples are collected, this inspection does not identify mold types or measure airborne mold-spore concentrations.
Mold Inspection + Air Testing
Standalone: $425
Home Inspection Add-On: $325
This service combines our complete Mold & Moisture Inspection with laboratory analysis of the air in the primary area of concern.
We collect one indoor air sample and one outdoor control sample. The outdoor sample provides a comparison point because mold spores occur naturally in the outdoor environment.
This service includes:
- Complete visual mold and moisture inspection
- Moisture-meter and humidity readings
- Thermal imaging where appropriate
- One indoor air sample from the primary area of concern
- One outdoor control sample
- Analysis by an independent accredited laboratory
- Identification of mold types and airborne spore concentrations
- Laboratory results and written inspection findings
- Explanation of the results and recommended next steps

Comprehensive Mold & IAQ Assessment
Standalone: $575

Our most thorough mold-focused indoor air quality assessment provides broader coverage for properties with concerns in multiple rooms or areas.
The service combines a detailed visual and moisture inspection with three strategically selected indoor air samples and one outdoor control sample. This allows the inspector to compare conditions between different areas of the property and the outdoor environment.
This service includes:
- Detailed visual mold and moisture inspection
- Moisture mapping of accessible suspect areas
- Indoor temperature and relative-humidity measurements
- Thermal imaging where appropriate
- Three indoor air samples
- One outdoor control sample
- Independent accredited-laboratory analysis
- Identification of mold types and airborne spore concentrations

This is a mold-focused indoor air quality assessment. It does not test for every possible indoor pollutant, including asbestos, lead, bacteria, combustion byproducts, chemicals, allergens, or volatile organic compounds unless separately requested and specifically included in the inspection agreement.
Surface Swab and Tape-Lift Sampling
Added to a Standalone Mold Inspection: $90 per sample
Added to a General Home Inspection: $90 per sample
Surface sampling may be recommended when visible suspect material requires laboratory identification.
A swab or tape-lift sample is collected from one specific surface and analyzed by an independent laboratory. Surface sampling can identify the mold or biological material collected from that location, but it does not measure airborne conditions or represent other areas of the property.
Surface sampling may be helpful when:
- Visible suspect growth requires identification
- Documentation of a particular surface is needed
- Different areas contain visibly different materials
- Post-remediation surface verification is requested
- The result will help determine the next course of action
When visible mold-like growth and the moisture source are already apparent, laboratory identification may not change the recommendation to correct the moisture source and properly remove or remediate the affected material.
A minimum inspection or service-call fee may apply when surface sampling is requested without another inspection service.
Additional Air or Surface Samples
Standalone Appointment: $90 per additional sample
Home Inspection Add-On: $90 per additional sample
Additional air samples may be recommended when the property has concerns in more rooms than the selected package includes.
Each air sample represents conditions at a specific location and point in time. Sampling additional rooms provides broader coverage and allows the laboratory findings from different areas to be compared.
The inspector will work with the client to determine the most useful sampling locations based on the property history, observed moisture conditions, odors, visible damage, and areas of concern.
Which Mold Service Do I Need?
Choose the Mold & Moisture Inspection when:
- The issue is visible or localized
- You primarily want the condition and moisture source evaluated
- You do not currently need laboratory documentation
Choose Mold Inspection + Air Testing when:
- You have one primary indoor area of concern
- You want laboratory information about airborne mold spores
- You are concerned about an odor or possible hidden mold
Choose the Comprehensive Mold & IAQ Assessment when:

A laboratory result alone cannot explain why a moisture problem developed. Our building-inspection experience helps us evaluate both the environmental findings and the property conditions that may be contributing to them.
Important Information About Mold Testing
Mold inspections and samples are evaluations of the accessible conditions present at the time of service. Mold and moisture may exist in concealed or inaccessible areas that cannot be identified through a visual, non-invasive inspection.
There is no universal federal residential pass-or-fail limit for indoor mold-spore concentrations. Laboratory findings must be interpreted in relation to the outdoor environment, the sampled locations, visible building conditions, moisture readings, property history, and the purpose of the evaluation.
RND Home Inspections does not determine whether a property is medically “safe,” diagnose health conditions, or determine whether mold is causing a person’s symptoms. Clients with medical concerns should discuss the inspection and laboratory findings with a qualified healthcare provider.
